The concept is great , for most of the people one of the best ARPG but im sorry i can't get past the horrible graphic, UI , absence of map markers , you can barely understand where you are. Control are even more insane with this point click/ 1 button movement which mess up with your fight till you die on bosses... In 2026 for a still supported at full price game i expect definetely better.

I agree with many. This is the sequel that was supposed to be.
They fixed many of DL2 mistakes and it's the closest vibe of what DL1 was able to create.
Will never be the same as it is now a recycled idea after 3 games but still they have done a pretty good job.

Now....
it's worth the price asked? Probably not :
Recycled animations
Recycled graphic
Crane feels very slow during parkour
Enemies are way to "grabby" and resilient
Zombies feel a little bit too overpowered even the weak ones sometimes
Perks tree is very limited compared to previous titles

None of these Cons ruin the game particularly but definitely hard to not notice. Especially on a 60USD game.

New EDIT:
This is very disturbing. The zombies are way too grabby, grabbing you while you are already swinging a hit and in many cases grabbing you without even be at range. It's definitely a bug and it's kind ruining the vibe i hope they fix it soon or review will be negative

I will not talk about the performance as i feel is ridiculous to base a review entirely on that, plus it really depends on your hardware. Nevertheless the game is outrageous , an insult to modern gaming, a cash-grab from a company, KONAMI, that is quite obvious is out of ideas since Kojima left and it's remastering old games to pay the bills.

This is a graphic REMAKE! i understand some of he fans here want to justify the work they've done but really no mechanic improvements to be able to compare this title to modern FPS and tactical games. Controls despite being "modernised" are still clunky and outdated compared to modern titles and AI is still pretty dumb. This game is NOT absolutely worth the crazy price they set, and i highly suggest anyone reading these reviews to not buy it. You are buying a 20+ years old game at the same price of a game that came out yesterday. Per comparison they probably done more work porting Last of Us part 2 which is still mechanically and AI better than this title and was way cheaper at day one. I played the original Metal Gear 3 and this game gives me the same vibe, feel like a 20 years old game with 2020 graphic. Sorry not good enough.

This game sets out to deliver the kind of immersive business simulation experience that’s been sorely missing from titles like The Sims. On paper, it offers a wealth of features and the potential for genuine fun. Unfortunately, in its current state, it falls short of its ambitions.
Despite the impressive range of options, the game is riddled with bugs and questionable design decisions that undermine its core gameplay. For instance, why can’t I simply call a shop to place an order? Being forced to visit the shop in person the first time feels unnecessarily restrictive same as driving to the other side of the map to talk to a recruitment agent you could have just quickly called before the first visit . Similarly, the HR system is baffling—paying hundreds of dollars for staff recruitment+ course at the beginning , only to later discover that a $55 sign could’ve attracted free employees and allowed me to invest in training instead and this mechanic never been explained during the tutorial. These kinds of oversights make the experience feel punishing rather than strategic.
The tutorial also leaves much to be desired. It fails to explain key mechanics like the index system when selecting your first shop or missing information during the purchase of the warehouse and headquarters looping you in useless delays where it could have simply tasked the player with the full list of requirements and costs leaving new players to stumble through trial and error not being able to afford the next step. The market system is equally broken—selling items at or below minimum market value still sometimes triggers customer complaints about pricing, even when competitors charge more for the same products. Cleaning system quite questionable where eventually in the game your employees require a bachelor degree to be able to mop a floor spending countless of time and money into training.

Ultimately, the combination of bugs, poor onboarding, and inconsistent mechanics strips away the enjoyment this game could offer. It has the potential to deliver what The Sims 4 never could—a truly engaging and complex business simulation.

This is one of those game you wish had a middle thumb as it's not a negative game but just fail to deliver a complete experience. I can see the love from the Developer and considering the price the amount of content is more than enough, but this is one of those games where you wouldn't mind spending 20$ extra and get a full experience. I did read previous posts and i'm sorry to say i don't agree with this kind of mentality "is my game, i do what i want" and this is the vibe i feel here reading the comments . It's clear this game took inspiration from The Guild 2 and people gave you precious feedback about their expectation but they got ignored as simply decided to not implement it, maybe because of costs and time consuming. Unfortunately more i play this game and more i want to get back to The Guild 2. Let's break it down:

-Businesses: You can see here already how the business management and types have been took from the guild 2 but unfortunately the guild 2 is just more complete with more business interactions and controls. Positive note, you are not restricted to business type based on your class like the Guild was.

-Family Tree: Again here a lazy choice where you have a full family legacy and still you can interact with on of them only at a time and you are unable to fully control your family members. Another thing taken inspiration from the guild 2 failing to deliver the full experience.

Politics: I didn't have the time to dive deep into it just yet but as i can see you pretty much automatically get titles based on your revenue instead of buying them like the guild , this is of course just a developer choice i fully support but again you miss all the political dramas and scheme The Guild was able to deliver leaving you again with half experience

Evil interactions : I don't know if is a bug but at the moment what ever NPC i assault (Bow,Melee or Punches) they never die or get unconscious. You can clearly see the game give you options to be an outlaw and potentially a murderer with the Den but if this is the way has been designed intentionally i am once again disappointed to barely get half the experience the guild was able to deliver.

In Conclusion:
I feel like the Dev shouldn't have used another game to build is own because in the moment you copy something people will want same or better experience.

You copied half game mechanics and just changed few thing here and there to make it look unique, that's unfortunately not enough in my opinion. If i had this game or The Guild 2 with remastered graphic, The Guild 2 would be still superior to this title in every expect. I hope you will take this feedback in the right way as i feel you deserve to be prised for your accomplishments especially the map that's beautifully crafted, but you claimed the game to be 90% finished and to me looks roughly a 60%.

It’s unfortunate to leave a negative review for this game, because the story and immersion are beautifully crafted. The narrative is rich, the atmosphere is captivating, and it’s clear that a tremendous amount of effort went into building this world. However, all of that artistry comes at the expense of the combat system, which is frankly disastrous.
For example, even with full archery perks, it takes me sometimes six arrows ( unless headshot) to bring down a lightly equipped town guard—who can still charge at you as if nothing happened. Meanwhile, wearing the best armor in the game, I was killed in just 2-3 hits, despite landing several arrows and strikes myself. This completely breaks any sense of realism.
Weapon swapping and extraction are also unreasonably slow. As trained fighters, our characters should be able to draw a sword quickly when enemies close in, yet it’s nearly impossible to do so while holding a ranged weapon. Strangely, enemies don’t suffer from this limitation—they can swap effortlessly from bows to melee weapons at close range, while many of my hits seemed to bounce off their armor without effect.
The forced single-target lock-on system is another major flaw. It restricts your vision to one opponent, leaving you vulnerable to attacks from behind and often forcing you to flee rather than fight strategically. This design choice kills both realism and enjoyment.
I had hoped these issues would be addressed, but instead the developers seem more focused on releasing poorly conceived paid DLCs. I genuinely enjoyed the game at first, but after investing many hours, the combat mechanics became overwhelming and frustrating, ultimately ruining the experience.

I was uncertain between a positive or negative review, this game sit right in the middle. I can see the potential but the structure of the game push toward the boredom quite quick. The loss of knowledge when a lord dies is probably the most wrong move they could ever decide to go with. There're too many tedious relationship issues between other lords and family and anyone can just murder you for no reason so the knowledge attached to it just remove the fun completely . Another thing, is that i feel the game push you too much to be nice. All the evil interactions are too punishing, everyone just hate you too easily. A lord started hate me till war just because i didn't kill the bandits in my area. The hate is just too random, you spend hours building relationship with someone, then you click on that lord 5 min later and they hate each other again for no reason. So ,what the point of playing? I don't think would be too late to remove the knowledge attached to the lord, just make it family knowledge instead. And please, make this game more fun in war time and evil actions....so limiting . Add torture buildings , spy , add some evil mechanic.

With this game Bethesda dug their own hole to just die in it.
This game is a scam and it should be removed from Steam.
Overpriced "AAA" game advertised as revolutionary when they basically pulled mechanics pretty much already implemented by dozens of other space games, they just added some better graphic . The game is unfinished and this should be sold as Early Access game because is far from looking a finished and polished product.
They ignored every single suggestion given by the community saying we don't appreciate the value of the game.
Clearly we don't appreciate the value ($$$) of this game as they introduced in game transactions with Creations and they are now, at the end of the month, introducing a DLC that cost like a game itself adding stuff the probably should've been there already since day one. Honestly , Bethesda just ♥♥♥♥ - off

I wish could give half way thumb but at the same time wasn't feeling honest to give a negative one. The game it self it's alright but definitely i wasn't aspecting such huge amount of glitches and bugs from a multi-millionaire game giant like SONY . The glitches are very bad...from people going down the stairs and not even putting foot on the step fluctuating in the sky , to enemies magically disappearing or best one is shooting to someone and bullets go trough no damage done. Another very annoying glitch is having your camera ♥♥♥♥♥♥ up after crouching and jumping over a window. The game is probably the longest i ever played, 45hrs i haven't finished main story yet and skipped some side quest as well. Still tone of hours available if i wanna do also side objectives. The game put you in situations where was possible to give you the choice of the quest's outcome, i don't appreciate the fact they made the story completely straight forward without giving us a single choice in the game apart from deciding in which camp send the survivors randomly saved in the map.
It's overall fun , the story is interesting and i got it for a cheap price, reason for the positive feedback but if you are looking for an AAA zombie game look for something different.
